What's Hot  |  Valuing

How do I get a commercial property valued?

A single number is rarely the answer. Value is what a specific buyer can underwrite from your income, your lease, your condition and your zoning.

When this comes up: an unsolicited offer, a property tax bill that does not match what you believe, or a partner or family member who wants a number.

An offer or an assessment is one data point, not the market. A county tax value is a mass appraisal built for taxes, not a measure of what a buyer will pay.

Questions to answer first

  1. Who are the likely buyers, and what do they pay for?
  2. What would they find in the documents that moves the price?
  3. What is the range, and what moves it?

We will show you the range, who sits at each end of it, and what moves it. If you need a formal appraisal for a lender or an estate, we will point you to a licensed appraiser.
