What's Hot | Selling
Is commercial property hard to sell?
It can be, and usually for a reason someone can name. A building sells slowly when a buyer's underwriting runs into something the owner has not looked at.
When this comes up: a tenant gives notice, an offer arrives that you did not expect, or the building has simply been quiet.
Buyers price what they can verify: the lease term, the survey, the zoning, the condition. A short lease, an unclear boundary or an open zoning question each narrows the pool of buyers and the price they will pay.
Before you list
- What would a buyer find in my lease, survey and zoning letter?
- Which of those findings can I fix, which belong in the price, and which point to a different buyer?
- Who would value this building most, and why?
